When it comes to selling a house, ‘staging’ is very important.

You can spend hours dusting and scrubbing and rearranging the furniture. But there are other changes you could make.

A front door should be an impressive and strong object it’s the second thing that a viewer sees after the garden. Make sure your doorbell works if you have one.

If the exterior of your property is looking a little tired give it an update. Stand back and make good any peeled paintwork. Repaint the exterior (especially if it’s white).

A well-presented hallway can set the tone of a house. It’s where buyers form their first and last impression of the inside of your property.

If your flooring is truly worn-out and beyond salvation, replace it!

Running the same flooring from the hall through to adjoining rooms ties a house together.

Your home should be bright and airy when visitors are viewing. A poorly lit room can be a turn-off to potential buyers, whereas bright lighting can signal warmth and comfort. Lighting can influence the mood of your guests, so it is something to consider when preparing your house for viewings. 

Entering a house that smells good is going to impress your visitors. Light essential oil diffusers or scented candles. These small additions to your rooms can have a big impact on your room and how relaxed your guests will feel.  Be careful not to have the house smelling of the meal that you have just cooked. Baking before a viewing is a good idea there is nothing better than the smell of fresh baking

Heavily patterned wallpaper and bold colours tend to make rooms feel smaller than they really are. Redecorate in a trusted neutral colour.

Giving a tired kitchen a facelift always pays-off. However, spending £1000’s to fit something brand new should only be considered if the room is in a complete state of disrepair. As long as buyers can move in and use the kitchen from day one a cosmetic touch-up is all that’s necessary.

Too much clutter can be off-putting to potential buyers. By placing bits and pieces into storage or boxes that are hidden enable visitors to get a good picture of the space on offer.

Adding plants to your household creates a colourful environment. Plants are quick and relatively inexpensive additions. Go to a garden centre and purchase ones that go with the rooms colour.

Spend some time in the garden to have it looking its best when you have viewings. Mow the lawn. Take down washing lines

If you have a driveway, the only thing on show should be a clean car. If you have more than one car in the household, consider only leaving one on the drive so that it looks more specious

If you have dogs or cats take them to a friend before a viewing as not everyone likes pets or pet hairs

Tips for preparing your property for photography

Here is a quick guide on how to make the most of your property and get the best interior and exterior photography shots you can:
 

  • Thoroughly clean whole house. vacuum carpets, mop hard floors, clean countertops, clean windows
  • Turn all overhead lights and lamps ON
  • Replace all burned out light bulbs
  • Turn all TVs ON this gives more colour in the room 
  • Turn all computer screens ON
  • Open blinds or curtain to let in outside light
  • Remove personal photographs if you don't was them in your pictures
  • Make all beds
  • Remove small floor rugs or mats
  • Place all shoes/jackets in cupboards 
  • Clear clutter
  • Remove kid's toys
  • Put utensils away 
  • Clear outside of refrigerator of magnets, papers, photos, etc.
  • Remove dishes from sink, place in dishwasher
  • Rubbish bins can be unsightly
  • Hide away the pet food bowls
  • Clean under bed, removing items that may show in the photos
  • Remove personal bathroom supplies (shampoo, toothbrushes, deodorant, towels)
  • Where possible hide away wires and if you need to unplug unused appliances and hide the cables.

We can provide a service to make your property pictures look better: Under/Over exposure correction, reduce or remove shadows where possible.  Colour,  contrast correction and  sharpening. Photo enhancement is a way of getting your property to stand out. Eye-catching photographs can be the most important aspect of property adverts
 

Poor lighting conditions can be a big issue when taking property photographs.
 

We use several techniques such as adding new skies, perspective adjustments, colour and density corrections, and image cropping. We can remove any unwanted objects like bins etc, and make your photos look better.
 

We can add a blue sky to make them look like they were shot on a sunny day, we can also brighten the pictures up to make the pictures look much more appealing.
 

As well as adding a blue sky, increasing the colour saturation of grass will boost the vibrancy of the images
 

Wide angled photos can often distort photographs, showing the property at odd angles. Correcting this distortion will straighten the appearance of your image

We have completed an instruction to photograph our first million pound property this week 
 

The is property is in Torksey Lincolnshire  and is being sold by Lawrence James Estate Agents in Scunthorpe 
 

We had been looking forward to this photo shoot as the property has larger than normal rooms and was easier to photograph
 

Bathrooms are often the hardest rooms to photograph as the are normally small rooms everything is compact. However the bathrooms in this property are larger than most propels living room 
 

We had to make two visits due to the weather
 

The clients have agreed that we can share the pictures on our website. Some clients do not alllow us to to share the picture so they are in passworded sections of our website.

We are also produced  some video of the property. We haven't done videos of residential properties before, other than videos made up from the still photos
